Tenant maintenace responsibility

I am a tenat, and my lease states that the fridge, dishwasher and washing machine are supplied ''without warranty''. There is currently a manufacturers warranty on the washing machine, which needs to be repaired. I notified the property management company about the needed repairs. They want me to schedule and be available for the repairs. Also, they said once the manufacturers warranty expires I am liable for any repairs needed. These appliances were supplied with the house, they are not mine. Am I responsible to schedule the maintenance, and responsible for repairs once the manufacturer's warranty expires?

Hard to answer this without seeing the lease, although usually the landlord is responsible for maintaining "fixtures". A fixture would be large items like washer, dryer, refrigerator, or things attached to the wall like drapes.

If there is nothing in the lease, there still would be a question as to whether "without warranty" means they expect you to repair.

Read the lease carefully. If nothing is said about repairs other than the "without warranty" section, you would probably be not responsible.

You should write a certified letter to landlord (assuming there is no other provision) and state that you hold management responsible for the washing machine repairs, after the warranty expires.

Since the warranty is still in effect, you are alright for now.
