Lease option

I rent an office with 2 offices and another person and I both signed the lease. It rents as one office so she has been giving me the 1/2 she owes and I write the rent check. She is bailing out and we have a 3rd year option to keep the rent the same. The manager says I can't use that option because she bailed. He is also colleccting the rent in two parts from me and her now. Isn't that Illegal? Has to be one check.

Can I exercise my 3rd year option?

Your question is impossible to answer accurately without the opportunity to review the entire lease. The lease maye or may not provide the right for the remaining tenant to exercise the lease option.
