tenants living without electricity

I have tenants living in my duplex without electrity, is this legal? laso is there a quick way to get them out? Is there a way around the 120 day wait?

The eviction process is complex. Serve a 30 day notice to terminate the tenancy, assuming no lease. Do not state a reason for terminating the tenancy. If the tenants do not pay rent then serve the three day notice.

You must however follow the law in every detail. Your best bet is to hire an attorney that is familar with the eviction law and process to do the eviction. Any time lost due to a mistake will be costly.
