Time-Share Signed over- When is it legal?

We have completed and have notorized the signing over of our time-share. THe people that we have signed it over to, apparently have yet to record the new ownership since the time share company is coming after us for maintenance fees.

My question

Are we liabel until it is recorded? Or does the ownership actually go to the new owners once it is signed? Who is the legal owner?

Apparenytly you did not use legal counsel nor did you obtain consent from the Time Share Proprietor. You are the record owner and responsible.
