Warranty for Deed

We are purchasing property in a warranty for deed from my parents. The contract states that they have use of the back 234 feet of the property. Does this implie that we cannot use that portion of the property? Also, they had us sign a quit claim deed to them, what exactly has this done to us?

Were you really so silly as to do all this without legal counsel? I could go on forever as to estates for life, easements, etc. All of this depends on what you signed. I wish you the best of luck!
