Legal Question in Real Estate Law in India

16 years Ago I bought 10cents of land from real estate company. This company has bought vast amount of land close to 100 acres which fell in 4 number of survey in a village. My land was registered in one of the survey number but I was given unit number, as per real estate company plan. The plan copy real estate company was not given to me. also I did not transferred patta in my name from the real estate company. I have visited the land in 2007, Applied for EC, there was none. I have visited again 2011, where I was told by VAO assistant that my land has been sold to another person (Because the real estate company completely went bankrupt few years after the land deal. He asked me to lodge complaint with police. But then I have once again applied for EC, where in it showed my name was in tact without change of name. So I wanted apply for patta. When I went with surveyor he showed huge piece of land, and said he can't allocate 10 cents 100 acres esp in a particular survey number where the company given my name, because there is no clear knowledge about it. Also VAO Assistant said that the person who has sold land Real estate company has sold same piece of land in survey's have been selling it for 2 or 3 time. That I need to file a police complaint. I am really confused. Surveyor says that if i could bring the Plan made real estate agent for entire area (100 acres), where my piece of land can be located with the given unit number. I am really worried. I could not contact real estate person because he is bankrupt and don't where he is. I am really worried. What is the state of my land. Do I have legal ownership? Will I be able to get patta? What happens to my patta?. Will I be able to sell the land. Please guide me and tell me what should i do. Dear Sharavan,

You have been clearly cheated by the real estate company for sale of bogus land, because you should have insisted that the title deed was transferred in your name for the particular patta which the real estate company had sold to you which has not been done.

You need to lodge a Police complaint against the real estate company seeking a refund of the monies you paid to them.
