lease gone bad, still owe thousands?

I am a landlord and has a convenience store. I recently leased the store to a company who was going to run it as a convenience store as well. The building came with inventory. The inventory was to be paid over time (promisary note signed). They were three months late on the lease payment and I decided to evict. They have moved out leaving a large mess toclean and also broken equipment. Total still due is in the area of $20,000. How can I go about collecting this money?

You will need to sue them for the breach of the lease. How much you can recover will depend on what was in the lease. You may have an obligation to try to re-rent the place in order to mitigate your losses.
