Legal Question in Real Estate Law in Maryland

what can i do about owners that won't settle on a house

The past 4 months my husband and i put a bid on a house it was accepted. we were supose to moving in aug

17th. one of the owners that was living here at the time changed to settlement date to the 31st. so we agreed. then we received another call asking for another week , we complied again. then another call to ask for another two weeks, we refused because we had to move out of the place that we gave a 30 day notice to. we ended up moving into the place we are buyiing, and still have not settled because the owners do not wish to pay their share of the costs. they have changed their mind. they want us to do it. we have a contract in which they have broken several times. plus now they want rent. we even gave up time to help fix the place up for the FHA inspection. i have paid all of our dues to this house plus we agreed to give them thier asking price. they will not settle. i can not afford to be paying out everything and an attorney. do you know of any for maryland that takes consignments? i am at my witts end. we are trying to buy this place with FHA.

Re: what can i do about owners that won't settle on a house

You need to see a lawyer. Even if you think you cannot afford to do so, you need to do this immediately. You cannot afford to do otherwise. Your matter is not likely to be taken on a contingency basis (pay only if you win) by most attorneys. This is true for several reasons (e.g. most likely result will not be a money award, but will be a settlement on the house). You need to spend at least a little money to have an attorney advise you, and to send a very strong letter to the owners on your behalf. There is some possibility that the matter could be resolved in that fashion. If you want to give me a call, I'll be happy to chat with you for a few minutes to assess your situation.
