My husband wants to give me a lifetime lease on our house when he dies. We have just built the house this last year. Isn't the house half mine? What if I don't want/can't live there? Will I be able to sell it?

That is odd unless there is some larger estate planning issue related to his request. In general, if you own the house as husband and wife, if one of you dies, the house automatically transfers 100% to the surviving spouse. You need to ask more questions, and if the answers are unsatisfactory or arouse suspiscion, see an attorney.
