Legal Question in Landlord & Tenant Law in New Jersey

I am renting an apartment. My husband is away for most of the year. I have a visitor who is helping me with my child. She comes off and on. My landlord wants to up my rent $350 a month for the visitor. This makes no sense, because the visitor has residency somewhere else & she's not a tenant. The landlord is trying to get me to put the visitor's name on a lease. I am not sub-letting. How can my landlord charge me rent for a visitor? Please advise
