What is the difference between a Bargain and Sale Deed With Covenants and a Bargain and Sale Deed Without Covenants, and under what circumstances would you use each document?

A covenant is a promise. A deed with covenants means that you promise that the purchaser receives clear title to the property. A deed without covenants means that you make no promises concerning clear title. In other words, the property is being transferred as is.
