rent stabilized tenant working from apartment

Hi,

I am a landlord in nyc and one of my tenant that is rent stabilized is using her apartment as a yoga gym form her clients to take classes and her residents. Do we have the right to evict her?

The answer to your question may vary depending on wether or not you had a lease and the terms of such. However, standard RESIDENTIAL leases are for residential use only. If your tenant is using the apartment for non-residential commercial purposes such as a yoga gym, she is in breach of her contract.
