Legal Question in Landlord & Tenant Law in Oklahoma

I moved out of an apartment that I had leased for 18 months. They are telling me I must pay for new carpet throughout the entire apartment due to pet smell. I put up a $300 pet deposit when I leased the place and only 1/2 was refundable. The carpet was new when I moved in and certainly can be cleaned. What can I do?

Just tell them you will have it cleaned, if you have not doen so. Often cat urine remains on the carpet long after it is vaccumed or spot cleaned. There are special chemicals to take out the smell and stains. Find someone who knows about cleaning cat urine.

Have they also taken your deposit? The deposit will be used against the replacement value of the carpet. Your contract should say if pets were allowed and what the damages of keeping pets would be. If pets were allowed and you gave them notice of keeping a cat, and the contract did not provide for payment of a replacement capet, then all you should loose is your deposit. So read your contract.
