Need to transfer property deed after death of spouse

My Mom died & my Dad needs to transfer property deed (house & lot) to his name. What form is required by State of TX? Quit claim? Warranty deed?

A quit claim or warranty deed wouldn't work, unless there was some sort of probate action. I can't answer your question without further information from you. Specifically:

1. When did your mother die?

2. Did your mother have a will?

3. Are there debts of the mother's estate?

4. How many children did the mother have?

5. Of those children, are any of them not a product of the marriage with your father (i.e. are there stepchildren, or children from a former marriage?)
