Lease obligation

this is 2 part. My job has been relocated to a different office 28 miles away.My lease lets me terminate it for relocation of 35 miles or more. Is this close enough to 35 or does it have to be exactly 35 or more. Also if I ask the landlord to try to rerent the house and continue to pay the rent and expenses until a new tennant is found is he obligated to do this or can he just tell me tuff live with the lease

"Tuff", he could likely tell you, if he wanted to, under the circumstances which you've described. But if you explain matters to your landlord and make the offer which you've suggested, your landlord may well agree to allow you to terminate the lease early without the usual penalties which normally attach to such an action by a tenant.
