Binding seller in contract

If a homeowner counters a buyers contract to purchase a home, and the buyer accepts (and notifies) the seller of acceptance (through their realtor), is the seller legally bound to that verbal contract, if a third party offer is made before realtors can set both parties up to sign counter offer contract?

A contract for the sale of land must be in writing. You need to consult with a local attorney.
