Lease/Purchase tenant Insuburdination

We have a lease/purchase agreement. It was written up by an incompetent realtor.The tenants refuse to pay the rent on time & we have to pay late charges. They are responsible for the taxes, which are unpaid, and have yet to provide us with proof of insurance on the home which is required in the lease.We suppliment 200.00 a month on the ARM mortgage, and it goes up every 6 months, what are our options? When is it considered breach of contract? Is eviction an option?

The rights you have will depend on the language of the agreement, particularly the default provisions. The document must be reviewed by a lawyer to answer your questions.
