Real estate contract fraud

My wife and I purchased a new home that we thought had been built by a licensed contractor (he was an unlicensed contractor). Turns out the builder borrowed his cousin's contractor license to build the spec home we bought. We would never have bought the home had this fact been made known to us in the contract. We believe it was intentionally omitted. Do we have an actionable cause?

It is not possible to answer your question without more facts and a review of the contract between you and the seller/contractor.

It is not clear that the contractor was acting as a contractor or as a developer, selling a spec house to you.

You may have a cause of action, then the question is damages or are you entitled to recind the purchase and get your money back or something else.

What are your damages? In other words, how did this hurt your financially? Is the house worth less because he didn't have a license? How much less? Why?

You may have a viable cause of action if you can prove that you have been damaged. See an attorney that does construction law. (Not me)
