Legal Question in Real Estate Law in California

I need help with recouping my security deposit, or at least some of it. I just recieved my break down of repairs and costs and am dumbfounded. I gave an $1,100. deposit and resided there 1 year 11 months. I returned the keys and had a walk through Sept 1st.I cleaned the house, cleaned the carpets and removed all trash etc. I am a sec 8 voucher recipient, and had my annual inspection just 2 months prior to moving. At the walkthrough I signed some papers agreeing 2 windows needed blinds, (the ones that were there when we moved in were the horizontal kind that Walmart sells) 2 windows needed screens, the property management person said the livingroom (only) carpet needed to be cleaned again, and a closet door needed to be replaced. Other than that she said it was fine. I never recieved a copy of those papers.

The break down is charging me $300. for house cleaning,$100. for carpets, $250. for painting,(the house was NOT freshly painted when I moved in) $210. for blinds and screens, $140. for 2 doors $63. for trash, and $95 for drywall.

The house has been occuppied by the new tenant since Sept. 8th.

How do I go about disputing these outragous charges? The owner also owns the Century 21 realestate office here in town and owns numerous other rentals as well as running the property management. These are all single family homes. I've heard numerous rumers this is typical business for them.

This is a classic case for small claims court. And a word of advice: never sign anything that you don't get a copy of.

Some landlords gamble that tenants will not bother to go to small claims court, so they "eat up" the security deposit. You can only be charged for obvious damage and NOT normal wear and tear.
