I want to break a Commerical Lease in CT

I am in a three-year commercial lease. After moving in it has been found that there are 3 pages of fire code violations. My landlord is only doing the bare min. at the moment. This has been going on since Aug. I feel scared to be in the building knowing what needs to be done.

I would like to break my lease if at all possible without penalties. Is this possible with the fire code violations?

The Fire Marshall has been super supportive of me thus far.

If you can get the fire marshal to issue citations, I believe you could suspend payment for a reasonable time until the violations are corrected. If not corrected within a reasonable time, you could walk away as the landlord had violated the terms of the lease. But you've got to get the violations documented.
