Without any additional information I have to assume you quit-claimed a 50% interest in your house to your son (via a quit claim deed). You can confirm this assumption yourself by going to your town hall and checking the land records. Now that your son is 50% owner you can't just remove him from title because he legally owns 50%.

I think the more important question is why you now want to remove your son? If your son will agree to deeding back his 50% interest than your problems are simply solved with a quit claim deed back to you for your son's 50%. If your son is not willing to part with his 50% ownership interest in an unencumbered piece of real estate then you got problems.

I would need to know why you want to remove his name. You could file a partition action to divide the property, but that does not guarantee that you can keep the property. The end result could be that the property is sold and the proceeds divided between you depending on the funds that you put into the property.
