Legal Question in Real Estate Law in Georgia

deed transfer

My grandparents who can not read or write very well were tricked into transferring a land deed 5 to 6 years ago by a daughter. I have discovered that she did not sign the deed on the correct line instead she signed the deed in the witness area. She is also not the only person listed on this deed it includes another sibling and a minor child. She has been paying taxes on this property as well. My grandparents are elderly and do not pay taxes due to homestead exemption on their remaining property. I would like to know if this deed is valid since she signed the transfer document in the wrong place?

Re: deed transfer

I doubt that the deed is invalid just because she didn't sign in the customary place; however, you should have the deed reviewed by a local attorney. You may, however, on their behalf, have a case to set aside the deed due to fraud.
