Lease termination prior to occupancy

I need specific info regarding rights pertaining to notifying landlord of no intention to occupy rental property. Hastily signed an agreement, went back to landlord within 48 hours, notified that we made mistake and requested release from agreement. All transpired prior to efective date of lease, yet LL refuses to resolve issue. We have not moved in, have not transferred utilities. LL has security deposit and 1st month's rent.

LL seems to have intent of dragging resolution out till effective date.

Please advise what we can do.

I would advise you to consult with a local attorney who can carefully review the lease to see if you have an "out". However, I am afraid you have entered into a binding contract.
