Lease agreement- New Orleans LA

I live in New Orleans and have a 2 year lease agreement for my home and business (located in the same building)... the roof has been leaking since I moved in and now mold is growing everywhere and there has been mosquitos nesting in the walls. Is the landlord responsible to fix it and is there any way for me to break my lease and get my deposit back. It is not safe for me to be there and I have had to cancel about 15 of my appointments over the last few months becuase of the rain running down the floor through my office. Thank you

Yes the landlord is responsible for making these repairs and stopping the leak. I'd have to see your lease to know how you should handle this. But start looking for a new location now; you know how hard it is these days. We just bought a house last week and it is a buyers market right now.
