Settlement is on 6/30/00, non-seller Tenant siad that may not have all of their

My wife and I are 1st time home buyers and we are scheduled for settlement on a home for 6/30/00, the seller is renting the home currently and the tenant is settling on their home 6/30/00 also. My problem is that we have word through realtors, that the tenant may not have all of their personal effects removed from the home until 7/1/00 or after! We have accepted the fact that the tenant would possibly be in the home until 12:01AM 7/1/00, if there is still personal property in the home after midnight on 6/30/00 and we are the LEGAL OWNERS, can we keep, or do whatever with the property that we choose?

No. If the prior tenant is not out of the property, you may have the right to rent for the period they are in there, but you cannot forcefully evict them without a court order, and you cannot keep their property.
