raising rent

if i send my landlord a certified letter

stating i would like to renew my

lease at the the same rent i have

been paying can they still raise my

rent

Your landlord has the right to ask to raise the rent. You do not have to agree to the raise. If your lease expires and an agreement is not made, it will be an issue for an eviction action.

I would suggest you negotiate with your landlord and avoid the issue. Tell them you want to extend the current lease at the same rent for a year.

Rents are usually fully negotiable at lease renewals. You should approach these negotiations from this viewpoint.
