I let a couple move in my trailer in March 2006, the trailer is on the land with the home I bought in 2006. I am planning on selling my home and moving. The couple ONLY pays the trailer note, no extra rent. The trailer is still in my name with a $50,000 (approx) mortgage still on it. My question is, do they have any legal right to the trailer? If I give them a 60 day notice to move out, do they have any legal rights to my trailer? I have not charged them any extra rent and they are living on my land (they didn't pay the taxes on the trailer for 2006 either), which was part of the agreement for them to move in. I'm scared this is going to get nasty, because they don't want to move out. They are wanting me to let them move the trailer without them purchasing it. I know better than this, but I don't want to have to reimburse them for anything, they have done damage to the trailer (which had no damage prior to their moving in). I just want them gone, can I evict them? Everything was VERBAL, not written agreement of anything.

The trailer has a $ 50K NOTE, but what is its VALUE? Are they willing or able to take over note?

Hsve you inspected lately?

DO you want them out so you can sell it? Is there a damage deposit?

WIth no written lease, you should be able to have them move on 30 days NOTICE, then EVICT Them if they don't move.
