Legal Question in Landlord & Tenant Law in New Hampshire

i am a legal guardian of a mentally incapacitated man. he and his brother owned a piece of property jointly. his brother passed away. now the property is in my clients name only. there is a person "renting" a parcel of my clients property. my client wants this person evicted off his land and make sure said person cleans up the mess. does my client have to honor this lease made by his brother?
