Property in a prospective divorce

My parents are contemplating a divorce and my dad says that he will sign the house over to my mom and leave. The issue is that we have tenants. He insists that they will be able to remain on the premises for as long as they wish. Is it possible when he signs the house over to include a stipulation that the tenants have the opportunity to rent for either a specified or an undetermined period of time?

The divorce will not affect the tenants in any way. Their lease will remain effective, no matter who owns the house.
