Trust or will?

I've lived with my parents and have taken care of them for more than 15 years. My father died recently. My question is what should we do so that when my mother dies their home will go to me according to their wishes without having to go into probate?Should my name go on the deed now while my Mom is still living or is there another way of doing this and how would we go about this?

The property should be deeded from

your mother to your mother and you

in joint tenancy with right of

survivorship.

Your name can be added to the deed by filing a quit claim deed from your mother to your mother and you in joint tennancy. This has to be recorded with your county recorder of deeds. Please call for a free consultation.
