Living Estate

We are considering purchasing a local farm. The original owners gave an older farm hand a ''living estate'' on the property. The original owner's grandchildren now have the property & want to sell. It was brought to our attention that the farm hand's children have located a couple of mobile homes on the property near their father. What are the farm hands rights under a ''living estate'' and do his children have any legal right to locate their homes on the property?

You need to contact a local attorney to do a title search to see what, if anything, has been recorded regarding this property. A "life estate" is a perfectly valid conveyance, but only if it is properly recorded.
